Phase I Update and Pre-Gas Station Phase 11 Report <br /> Proposed Safeway Store#1769 Gas Station <br /> Stockton, California December 12, 2000 <br /> in May 2000 to a parcel located south of the Property behind the new Safeway store. <br /> Construction of the new Safeway store parking lot and adjacent Safeway store began in <br /> June 2000, according to Mr. Jacobsen. Mr. Jacobsen was not aware of any spills or <br /> releases of hazardous materials on the Property. <br /> Mr. Mike Infuma of the San Joaquin County Environmental Management Department <br /> (SJCEMD) was interviewed on December 8, 2000 to discuss the status of the site <br /> investigations at the two nearby gasoline release site. Information obtained from Mr. <br /> Infuma has been incorporated into Section 2.4. <br /> 2.3 Agency Database Review <br /> McLaren/Hart retained Environmental Data Resources (EDR) to provide federal, state, <br /> and local regulatory agency databases for sites, including the Property, listed within the <br /> search distances described in the ASTM Standard Practice for Environmental Site <br /> Assessments E 1527-00. These databases provide lists of facilities that use, store or <br /> dispose of hazardous substances, as well as sites with known or suspected <br /> contaminated soil or groundwater. A copy of the EDR report is presented in Appendix B. <br /> 2.3.1 New Database Listings <br /> The updated EDR report does not list new sites with known impacts to soil or <br /> groundwater within '/-mile of the Property that were not listed in the previous regulatory <br /> agency database report presented in the January 2000 Phase I EA. As previously <br /> mentioned and discussed in the January 2000 Phase I EA, gasoline releases have <br /> occurred at two gasoline stations located north northeast of the Property. These sites <br /> are discussed in Section 2.4. <br /> 2.4 Review of a Prior Phase I EA Report <br /> A January 2000 Phase I EA report was prepared by ATC Associates for a larger site <br /> that included the Property. HSI GeoTrans reviewed the prior Phase I EA report as it <br /> related to the Property. Based on review of the prior Phase I EA report, a residence <br /> was located on the Property at the time the report was prepared (January 2000). The <br /> house was reportedly constructed in 1956 on land previously occupied by an alfalfa <br /> field. The house was connected to an on-site septic tank and received electricity and <br /> natural gas from Pacific Gas & Electric. The report did not identify Recognized <br /> Environmental Conditions in connection with the Property; however, two nearby off-site <br /> gasoline release sites were identified in the report. One station is a 7-11 gas station <br /> located approximately 100 feet north of the Property, across Country Club Boulevard <br /> (see Figure 2).
