Phase I Update and Pre-Gas Station Phase 11 Report <br /> Proposed Safeway Store#1769 Gas Station <br /> Stockton, California December 12, 2000 <br /> 4.0 CONCLUSIONS AND RECOMMENDATIONS <br /> Based on the information reviewed during the course of this Phase I EA Update, <br /> observations made during the site reconnaissance, and the findings of the Phase II soil <br /> sampling and analysis, HSI GeoTrans found no evidence of the presence of <br /> Recognized Environmental Conditions at the Property, with one exception; low <br /> concentrations of MTBE and xylenes detected in groundwater at the northeast comer <br /> on the Property. The presence of MTBE and xylenes in groundwater at the northeast <br /> comer of the Property are most likely attributed to the adjacent UST release sites, <br /> especially the nearby 7-11 site, where high concentrations of gasoline compounds have <br /> been detected in groundwater. No chemicals were detected in groundwater in the <br /> remaining three borings on the Property, or in the two soil samples analyzed. Based on <br /> the Phase II results, no evidence of an on-site source of MTBE or xylenes was found. <br /> It is recommended that Safeway and Jacobsen Family Holdings ll, LLC advise the <br /> SJCEMD about the detections of MTBE and xylenes on the Property, and obtain <br /> concurrence that they will not be held responsible for the groundwater impacts. <br /> No further site assessment activities are recommended for the Property at this time. <br /> P.APROEcrs%s reway%L284%&oaaw,-1o3k,7ee_E update.dx 8 <br />
