According to information retrieved on December 15, 1994 from the files of the San Joaquin
County Environmental Health Division, no known public or private water wells are operated by
the City of Stockton, California Water Service Company, or private citizens, within 2,000 feet
of the Village West Marina. The nearest well is approximately i mile east of the property at
Interstate Highway 5 and Benjamin Holt Drive. Another is located at Alexandria Place and
Meadow Avenue. Village West Marina receives publicly-supplied water.
6.0 CONCLUSIONS
• Known soil contamination by gasoline analytes is believed confined to two, likely
inaccessible portions of the backfilled UST overexcavation. Sampling on July 20, 1993
revealed that the concentration for TPH-g in soil exceeded 300 mg/Kg in the north wall
and south-bottom samples; benzene was detected at 5.8 mg/Kg in the south-bottom
sample.
• Ground-water contamination by gasoline analytes cannot been fully defined in the
northeastern part of the project area as indicated by analytical results of the HydropunchT"°
sample collected from HP-9 on July 3, 1995. It is the opinion of W.W. Irwin, Inc. that
insufficient surface space between HP-9 and the condominium structure would not allow
for additional drilling there. HP-9 is downgradient of the only impacted monitoring well,
MW-6. Eastside well MW-8, however, yielded nondetectable analytical results when
sampled on July 7, 1995.
• HP-3, which was drilled and sampled on the west side of the dike adjacent to the shore
of Fourteen-Mile Slough, yielded an elevated TPH-g/benzene-impacted sample on April
8, 1994. The location of HP-3 is the approximate westernmost Iimit of the project area.
• Definition has been obtained to the north, as demonstrated by nondetectable results of
samples collected from HP-7/MW-7 on July 3 and 7, 1995. Definition on the south side
has been demonstrated by consistent nondetectable results of ground-water samples
collected from MW-4.
7.0 RECOA VIENDATIONS
• Because the ground-water plume cannot be fully defined to the east because of the
obstructing location of the condominium structure, W.W. Irwin, Inc. recommends no
further drilling of monitoring wells at Village West Marina. Further drilling is not
possible to the west of HP-3 (in Fourteen-Mile Slough).
W W. Irwin,Inc.
Project No. 33016.05&.06
August 1995 15
