Executive Summary <br />Interim Soil Remediation Work Plan <br />Former Tracy Diner - 95 West 11"' Street, Tracy, California <br />Site location: 95 West 1 I" Street. Tracy, California <br />The site is situated at the intersection of West 1 1" Street and Adams Street. The properiy is currently <br />developed with one building that was formerly occupied by the Tracy Diner, a former restaurant <br />facility. A gasoline service station, underground storage- tank (UST) system, was reportedly located <br />on the property for approximately thirty years. between the 1940's and 1970's. The UST system is <br />assumed to have been removed after 1970. however no records of the UST removal are available. <br />live soil probe borings were advanced at the site. The prohe borings were advanced within the <br />suspected location of the former USTs and the southern and central dispenser islands as well as two <br />locations which are in the assumed hydrogeologic down -gradient location. TPH-fig was detected in <br />soil samples collected from the former dispenser island and UST excavation areas. I Iydrocarbon- <br />impacted soil was detected in soil samples collected at or below 10 and above 20 feet bsg. TPI I -g <br />was detected in all grab ground water samples collected and the volatile organic Compound benzene <br />was detected in four of five grab ground water samples. <br />The estimated depth to ground water at the site is approximately 10 feet below surface grade (hsg), <br />based upon a previous site investigation performed. <br />Scope of Work: <br />Hydrocarbon -impacted soil from beneath the former dispenser islands will be excavated to Cacilitate <br />an overall mass reduction of contaminants. Approximately 300 cubic Yards of impacted soil will be <br />excavated. stockpiled. sampled and transported to a licensed landfill facility for disposal. Soil wilt <br />be removed to a depth of approximately 15 feet bsg using an excavator. The excavation will he back- <br />to <br />ackto surface `grade with appropriate material, under City of Tracy permit. <br />I'ollowing hydrocarbon -impacted soil disposal. a total of five `round water monitoring wells will <br />be installed and monitored at the site. The proposed monitoring wells will provide repeatable <br />sampling points for monitoring of petroleum hydrocarbon impact to ,round water and allow <br />determination ofsite-specific ground water flow direction and trends of chemical concentrations on <br />the site. <br />
