I <br /> I <br /> Analysis <br /> Background j <br /> Although the I-W Zone is intended to accommodate uses independent from public sewage disposal and <br /> which produce no industrial wastes, intermediate general industrial uses, such as this proposal, may be <br /> conditionally permitted subject to an approved Use Permit application. The only sewage disposal will be <br /> a septic system with the necessary capacity to accommodate the use. <br /> Chapter IV, Section AA.(a)(3)(A), of Volume 1 of the General Plan requires that all limited industrial <br /> operations located in this zone are to be conducted entirely within enclosed buildings, and outdoor <br /> storage areas are to be screened. There presently exists a vacant metal industrial building on the site <br /> into which the applicants intend to move their operation. No new buildings are proposed at this time. <br /> Zonjn <br /> The subject parcel is composed of two separate zones; 1-W and AG-40. The I-W portion, on which the <br /> project will be'located, abuts Banta Road and includes all of the parcel's frontage. The AG-40 zone is <br /> located behind the I-W zone. The applicants have located the operation in such a way as to allow a 25- <br /> foot-wide access strip across the I-W zone to the AG-40 zone behind.
