(APN: 097-410- <br /> 31) (ADDRESS: 6425 NORTH PACIFIC AVENUE, STOCKTON) <br /> The project is to construct a new gas station and convenience retail kiosk on the <br /> northwest corner of Douglas Road and Pacific Avenue in Stockton (Use Type: Gasoline <br /> Sales-Combination). The partially constructed previously approved gas station and mini- <br /> mart (IP-00-32) will be demolished. The 0.42 acre parcel has a General Plan <br /> designation of C/C (Community Commercial) and is zoned C-C (Community <br /> Commercial). <br /> The applicants state that they are proposing the gas station on behalf of Safeway Inc., <br /> which is in the process of obtaining approval to construct a new grocery store on the <br /> adjacent parcel (see PA-03-108 & BP-0300809) to the west. The applicants are <br /> proposing to abandon three (3) existing driveways that currently provide access to the <br /> gas station parcel. Two driveways are located on Pacific Avenue and one driveway is <br /> located on Douglas Road. <br /> Access <br /> As stated above, the applicants are proposing to abandon the existing driveways and <br /> access the gas station from the adjacent parcel where the Safeway grocery store is <br /> proposed. The applicant must provide an agreement stating that the gas station has <br /> permission to use the adjacent parcel for access. The Site Approval will not be <br /> approved until documentation has been provided to the Community Development <br /> Department. <br /> Special Purpose Plan <br /> The project parcel has been included in Special Purpose Plan PP-99-04 for a <br /> comprehensive sign plan for Lincoln Center. The Board of Supervisors approved PP-99- <br /> 4 on March 14, 2000. The Plan states the following for tenants with a Gross Leasable <br /> Area (GLA) exceeding 5,000 square feet: the face of the sign shall not exceed six (6) <br /> feet in height and the length of the attached signs shall not exceed 80% of the lineal <br /> 1 <br />
