1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468- <br /> 3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a gas station and retail store as shown on <br /> the Plan dated March 26, 2003 (Use Type: Gasoline Sales-Combination). The use <br /> will include the following: <br /> 1). One 444 square foot kiosk for retail sales. <br /> 2). One 7,125 square foot canopy. <br /> 3). Eight (8) multi-purpose dispensers. <br /> 4). Two twenty (20) thousand gallon underground fuel storage tanks. <br /> 5). One air/water station. <br /> 6). One 90 square foot trash enclosure. <br /> c. SETBACKS: The following setback requirements shall apply to all new <br /> improvements on the property: <br /> 1). All buildings/structures shall be setback a minimum of twenty (20) feet from the <br /> front yard and street side yard setback. There is no minimum setback <br /> requirement from the side yard and rear yard. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1). All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) <br /> 2). A minimum of six (6) parking spaces shall be provided, including one (1) van <br /> accessible space. The accessible space shall be located as close as possible <br /> to the primary entrance (C.C.R., Title 24).
