SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak Geo Environmental, Inc (Live Oak) was contracted by Dan Durst to conduct a <br /> Soil Suitability Study and Nitrate Loading Study for the for the new Riaza Winery to be <br /> located at 10171 East Acampo Road, Acampo, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> The proposed project is a small winery consisting of a 2,400 square foot wine <br /> production building which will include a 400 square foot wine tasting room. An 800 <br /> square foot outdoor production area is also included in the project. Mr. Durst plans to <br /> plant the remainder of the Site with grapes. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 017-180-12. The parcel is <br /> approximately five acres in size. The County project application number is PA- <br /> 1000264. The Site currently contains a residence, garage, and swimming pool (Plate <br /> 2). One domestic water well and one septic system serve the needs of the residence. <br /> A recent aerial photograph of the property is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 85 to 87 feet above mean sea level. The Site is relatively flat <br /> (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> LOGE 1122 Page 1 <br />
