SOIL SUITABILITY STUDY
Introduction
Live Oak Geo Environmental, Inc (Live Oak) was contracted by Dan Durst to conduct a
Soil Suitability Study and Nitrate Loading Study for the for the new Riaza Winery to be
located at 10171 East Acampo Road, Acampo, California (Plate 1).
The Soil Suitability Study and Nitrate Loading Study are combined under this report
cover and presented as two sections of this report. The formatting of the report has
been designed to follow the recommendations of the San Joaquin County
Environmental Health Department as described in its Soil Suitability Study
Requirements Checklist and Nitrate Loading Study Requirements Checklist.
The Soil Suitability Study was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of
Section 9-1105.2(d) of the San Joaquin County Development code.
Proposed Development
The proposed project is a small winery consisting of a 2,400 square foot wine
production building which will include a 400 square foot wine tasting room. An 800
square foot outdoor production area is also included in the project. Mr. Durst plans to
plant the remainder of the Site with grapes.
Site Description
The Assessor's Parcel Number (APN) for the Site is 017-180-12. The parcel is
approximately five acres in size. The County project application number is PA-
1000264. The Site currently contains a residence, garage, and swimming pool (Plate
2). One domestic water well and one septic system serve the needs of the residence.
A recent aerial photograph of the property is included as Plate 3.
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately 85 to 87 feet above mean sea level. The Site is relatively flat
(Plate 4).
According to the San Joaquin County Community Development Department
(www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture
with a minimum parcel size of 40 acres. This zoning designation "is established to
preserve agricultural lands for the continuation of commercial agricultural enterprises."
LOGE 1122 Page 1
