r f <br /> e. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) - <br /> f. PARKING: -Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> !maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete.to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> ( <br /> (2) A minimOrn of eighty-three (83) parking spaces shall be provided, including four (4) physically <br /> disabled accessible spaces, one of which shall be van accessible. Accessible spaces shall be <br /> located as close as possible to the primary entrance (C.C.R., Title 24) (0.33 spaces are required <br /> for every:seat) (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development <br /> Title. The parking area shall be provided with a minimum of five percent(5%) of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> Seventeen (17)trees shall be planted and evenly spaced throughout the parking lot. One tree <br /> is required for every five (5) parking spaces. (Development Title Section 9-1020.5) <br /> (5) If the packing spaces are located along the northern property line, the following shall apply: <br /> A. A solid masonry wall six(6) to seven (7)feet in height along the abutting property line <br /> shalLbe constructed and a five (5)foot wide planting strip shall be installed adjacent to <br /> the Wall and the parking area. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and <br /> sixteen 06) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security fighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists.
