;t> <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All Stora.ge materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six(6)to seven (7) feet in height. Outside storage is not permitted in front yards, <br /> street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> I. UNIFORM CALIFORNIA BUILDING CODE: The following California Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) The proposed occupancy will be classified as an A-3 occupancy. <br /> (2) A grading plan shall be submitted, and it shall be approved and issued by the Building Inspection <br /> Division prior to performing any excavation or filing of earth material. <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The spaces shall be located as close as possible <br /> to the primary entrance(C.C.R.,Title 24). <br /> B. Provide identification signs for the parking spaces, including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R.,Title 24). <br />' C. The slope of a parking space shall not exceed %inch per foot(C.C.R., Title 24). <br /> D. Provide restrooms conforming with all disabled access requirements(C.C.R., Title <br /> 24)(Uniform Plumbing Code,Table 4-1) <br /> t <br /> i 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way.. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> r,. <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit.
