II4 e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> 2 A minimum of eighty-three (83) parking spaces shall be provided, including four (4) accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). (0.33 spaces are required for every seat.) <br /> (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent 5% of landscaping within the <br /> p g p P ( ) P 9 <br /> perimeter of the parking area, not including landscaping along the street frontage. A solid masonry wall six(6) to seven (7) feet in height along the abutting property line shall <br /> be constructed, and a five (5) foot wide planting strip shall be installed adjacent to the wall <br /> and the parking area. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways and parking aisles shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> I property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists.
