(3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards,or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> j, SIGNS: Sign details shall be consistent with Chapter 9-1710, of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> k. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed occupancy will be classified as an A-3 occupancy. <br /> (2) A grading plan shall be submitted, and it shall be approved and issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material. <br /> I <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The spaces shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> (4) Provide identification signs for the parking spaces, including the "tow away' sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> (5) The slope of a parking space shall not exceed '/4 inch per foot (C.C.R., Title 24). <br /> (6) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) <br /> (Uniform Plumbing Code, Table 4-1). <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 105- <br /> foot-wide right-of-way from the centerline of Airport Way to the property across the parcel's <br /> frontage. A $280.00 fee currently is required for processing, per Development Title Table 9- <br /> 240.2, in addition to a copy of the Grant Deed. The fee due will be based on the current fee <br /> schedule.
