Project Number: E05001A <br /> 1.1 Site Description <br /> I <br /> The Site consists of one parcel,Assessor Parcel Number (APN) 241-300-52.The parcel is 1.20 acres <br /> in size. The county application.number for this project is PA-04-384. The site had contained a <br /> mobile home which was recently removed. A non-operating water well and septic system exist on <br /> e the.property. <br /> The elevation of the Site, according to a United States Geological Survey topographic map,is <br /> approximately 25 feet above mean sea level. The Site is relatively flat but located in a region with a <br /> slight grade to the west. <br /> According to San Joaquin Community Development Department, the Site is zoned R-VL,very low <br /> density residential. This zoning designation "is intended as a transition from rural to urban areas. It <br /> allows for detached, single-family dwellings on large lots located in existing communities or on the <br /> urban fringes.iFull urban sergces,are-required for development in this one (www co.san- <br /> jo u is;2004)- <br /> }tai a-3 k w. ♦:x p' -:a: .r <br /> 1.2 Proposed Development <br /> According to the Use Permit Application (PA-0400384), the proposed project consists of <br /> constructing a seven bedroom community care home for a maximum of fourteen residents (Group <br /> Care,Large).
