CONDITIONS OF APPROVAL <br /> MARY TELLES <br /> MS-92-53 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a . A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map (Subdivision Map Act Section 66445) . <br /> C. The Traffic Impact Mitigation fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $3 , 249 . 00 per single family dwelling unit in the Manteca area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resolution R-90-304) . <br /> d. The Water Supply Facilities Impact Mitigation Fee will be <br /> required for this development. The fee is due and payable at <br /> the time of the building permit application. (The fee <br /> currently is $1, 000 . 00 per multi family dwelling unit. If <br /> there is no building permit required, the fee will exempt. <br /> The fee shall be automatically increased on January 1 of each <br /> year at the rate of 6 . 9 percent. An additional 3 . 5 percent <br /> shall be added to the fee upon payment for processing and <br /> administering the program) (Resolution R-91-327) . <br /> e . Dedication to result in a 55-foot wide right-of-way from the <br /> centerline of Airport Way to the property line shall be <br /> required across the frontage of APN 195-040-08 (Planning Title <br /> Section 9-9430 , 9-9433) . <br /> f. The frontage improvements for Airport Way shall be constructed <br /> in conformance with the standards for one-half of a 110-foot <br /> right-of-way and as required by its adopted specific road <br /> plan. The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Parcel Map. <br />
