Development sites within the areas can be <br /> developed either simultaneously or incrementally by individual users or a single user, in accordance <br /> with market demand. <br /> The four development areas are further described as follows: <br /> A. Airport East-This area is seen as the main business park and the activity hub of the airport. <br /> Encompassing nearly 550 acres, it will include offices, research and development, light <br /> manufacturing, sales/service flex facilities, as well as a small amount of retail and support <br /> f service(day care, hotel, gas station). In addition, there is the potential for a 50 plus acre working <br /> corporate campus. <br /> A major consideration in locating land use types with the Airport East area is the airport related <br /> use zone. Development occurring within this zone must be related to or make use of the airport <br /> facilities. Potential uses include air cargo, warehouse distribution, or a small corporate jet <br /> center. <br /> B. Airport South-This area is made of two individual triangular sites totaling approximately <br /> 66 acres. The northern-most site is currently the home of Farmington Fresh's packaging and <br /> distribution facility. Access to the area is along the frontage road from Arch-Airport Road. <br /> Development potential here is limited to air cargo uses due to vehicular access constraints and <br /> the area's direct runway access. The uses envisioned for this area include expansion of <br /> t Farmington Fresh on the north side of the runway and additional air cargo operations on a parcel <br /> located adjacent to the south side of the runway, beyond the runway protection zone. <br /> �i <br /> This frontage road extending north along SR-99 past the regional sports complex to Arch-Airport <br /> Road provides an important public image for the airport property. This frontage is envisioned as <br /> having a perimeter buffer which provides a continuation of the overall airport landscape <br /> t . character while maintaining Farmington Fresh's visibility from the highway. <br /> C. Air Metro Park-This infill area of approximately 110 acres anchors the southwest corner <br /> of the project site. Current uses include warehouse/distribution and numerous airport support <br /> services. The Special Purpose Plan envisions continued infill of the southwestern portion with <br /> manufacturing, warehouse/distribution, and possibly research and development. A railroad spur <br /> enters the area from the west. a <br /> The northern portion of the area, adjacent to the flight tower and runway, contains numerous <br /> small airport uses. The potential development of this area could include upgrading the facilities <br /> for the airport support services as well as new air cargo and airport related services.
