As described in Chapter 3, "Project <br /> Description",the project includes a proposed General Plan amendment that establishes a new general <br /> plan designation for the project site. For a detailed description of existing and proposed general plan <br /> designations on the project site, refer to the "Project Characteristics" section of Chapter 3. <br /> Adjacent lands to the east, south, and southwest of the project site are also within the <br /> unincorporated area of San Joaquin County. Areas to the east are designated Agriculture, and an <br /> existing residential development to the cast is designated Low-Density Residential. The area to the <br /> south is also designated Agriculture by the County. County lands to the southwest of the project site <br /> are designated Limited Industrial. <br /> City of Stockton General Plan <br /> The City of Stockton lies to the north (immediately north of Arch-Airport Road) northeast <br /> and west(immediately west of Airport Way from the Arch-Airport Road/Airport Way intersection, <br /> southerly, to the point where the Union Pacific Railroad enters the project site) of the project site. <br /> F To the east of the project site, a triangular commercial parcel just south of the SR 99/Arch-Airport <br /> Way interchange, commercial uses southeast of the interchange, and all industrial uses northeast of <br /> the interchange are also within the City's jurisdiction. The City of Stockton General Plan contains <br /> the land use policies that guide future development in the City (City of Stockton 1990). <br /> S <br /> Existing General Plan Designations. The City's General Plan Land Use/Circulation <br /> I Diagram shows the project site's land use designations as Parks and Recreation on the area occupied <br /> i by the regional sports complex and Institutional on the remainder of the project site (Figure 4-1). <br /> The Parks and Recreation designation provides for open space uses for outdoor recreation, including <br /> City and County parks, golf courses, marinas, community centers,public and quasi-public uses, and <br /> other similar and compatible uses. The Institutional designation provides for public and quasi-public <br /> land uses, including airports. <br /> City lands adjacent to the project site are designated Industrial to the north and sottthwest. <br /> The triangular parcel to the northeast is designated Commercial. The Industrial designation provides <br /> for a wide variety of industrial uses, including uses with nuisance or hazardous characteristics,office, <br /> retail sales, service business, public and quasi-public uses, and other similar and compatible uses; <br /> residential uses are prohibited under this designation. The Commercial designation provides for a <br /> wide variety of retail, service, and commercial recreational uses, business, and medical and <br /> professional offices, residential uses, public and quasi-public uses,and other similar and compatible <br /> uses. <br /> Federal Aviation Administration Order 5200-5A.
