t <br /> 9 <br /> Background <br /> The last comprehensive Airport Master Plan Study conducted for the County of San Joaquin was prepared by <br /> R. Dixon Speas Associates, dated December 1977. Therefore, in 1994, it was proposed to undertake a <br /> revised and detailed Master Plan Study to establish a new development plan for Stockton Metropolitan Airport. <br /> The study included all regular elements such as inventory, forecasts, demand capacity analysis, facility <br /> determination, and environmental assessment. <br /> On January 18, 1994, the County entered into an agreement with H. D. Amaiz Limited (Board Order 94-90). <br /> This agreement called for H. D. Amaiz to develop a mixed use commercialrndustrial business park consisting <br /> of approximately 378 acres located in the northeast portion of the airport property(Airport East Property). This <br /> Master Plan will guide the development of that property. <br /> In order to obtain utility services to the City of Stockton's sewer and water system, the use must be in <br /> conformance with the City's General Plan. Therefore,the County and City General Pian designations need to <br /> be revised for consistency. <br /> d <br /> The previous land use designations by the County included Public Facilities, Industrial Park, Commercial <br /> Recreational, Limited Industrial, and Freeway Service Commercial. The City's General Plan land use <br /> designation for the airport property is Institutional. The new designations by the County will be Airport Multi- <br /> .Use and Public Facilities, and the City will be requested to change its designations accordingly for the airport <br /> property. <br /> ..
