THE BUILDING WILL BE DIVIDED IN HALF TO CREATE <br /> TWO SEPARATE RENTAL AREAS — NORTH SIDE OF LINDBERGH STREET, 2500' <br /> WEST OF SIKORSKY STREET (APN 177-260-261 (COUNTY REFERRAL#PA-0300537] <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments- <br /> 1. Should it be determined the proposed warehouse distribution building requires <br /> additional sewer service, it will be subject to the South Stockton Community <br /> Facilities District 90-1 Airport "I n-Lieu" Fee as adopted by the City Council on July 1, <br /> 1996, Resolution No. 96-0333, and the San Joaquin County Board of Supervisors <br /> on July 9, 1996, B-96-811. The current "ln-Lieu" fee of approximately $7,900/acre <br /> is based upon'the•legal parcel size or documented ground lease area acopy of <br /> which must be provided prior to fee determination.. The "In-Lieu" fee is subject to <br /> adjustment at the time of application for sewer connection and is due and payable <br /> at time of connection along with the other standard connection fees. Prior to <br /> connection to sewer orwater, all appropriate fees and charges must be paid to the <br /> City of Stockton, and the necessary permit(s) obtained from the City of Stockton <br /> before connection to the sanitary sewer or water system will be allowed. <br /> 2. The City of Stockton has a new policy for property owners requesting water and <br /> sewer service. The policy requires the property owner to annex to the City if the <br /> property is deemed contiguous. The subject parcel (APN 177-260-26) is <br /> contiguous to the City. Also, this policy states that the City can deny sewer or <br /> E water service if the use does not conform to the City's General Plan. The <br /> General Plan designation for the county-owned airport area is "Institutional."
