The land grades gently to the west. <br /> Fi <br /> According to Sari Joaquin County Community Development Department,the Site is zoned AU-20, <br /> agriculture-urban reserve.=:This zone "is intended to retain in agriculture those areas planned for <br /> future urban development in order to facilitate compact, orderly growth and to assure the proper <br /> 1 '` _=timing and economical provision of services.and utilities." <br /> 1.2 Proposed Development <br /> Ms. Del Rio proposes to construct an agricultural store and deli consisting of.one 3,196-square foot <br /> building with a 1,248-square foot covered walkway. The property had some debris and some growth which <br /> have been removed._Ms. Del Rio indicated.-that the property had been used for agricultural crops <br /> such as vegetables and strawberries..'=The house is three bedrooms and has one known water well <br /> } and septic system. <br /> Details regarding the historic site usage ate unclear.
