V V <br /> e. All street names shall be approved by the Director. <br /> f. A six-foot-high solid wall or fence shall be constructed <br /> along the north, west, and south boundaries of the <br /> project to buffer the adjacent agricultural and cemetery <br /> uses from the subdivision's residences. The Fencing Plan <br /> shall be submitted to the Director for approval prior to <br /> recordation of the final map. Construction may be bonded <br /> and phased to coincide with the construction of the <br /> subdivision' s street. <br /> g. The structures on Lots 71, 72 , 75, 76, 113, and 114 of <br /> the vesting tentative map shall be removed under permit <br /> from the Building Inspection Division prior to the <br /> recordation of the final map. <br /> h. The lot lines around the existing residence on Lot 134 of <br /> the vesting tentative map shall meet the setback <br /> requirements of the R1-8 zone. The location of the <br /> residence and the setbacks shall be shown on the <br /> Improvement Plan. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map <br /> (Planning Title Section 9-9135) . <br /> b. If improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin <br /> which will ensure the completion of improvements within <br /> one year after filing the Final Map (Planning Title <br /> Section 9-9133) . <br /> C. Monte Vista Drive, Ione Street, Alfalfa Street (within <br /> the subdivision) , Maria Court, Angelo Court, Pio Court, <br /> Stapels Way, Amelia Way, and Angelo Drive shall be <br /> dedicated and improved to County standards for 50-foot- <br /> wide right-of-way urban subdivision streets. The <br /> centerline radii of curved streets shall meet minimum <br /> County standards (Planning Title Section 9-9135) . <br /> d. Harrison Street shall be improved on the subdivision side <br /> by construction of a 4-foot, 2--inch sidewalk to County <br /> standards (Planning Title Section 9--91.35) . <br /> e. A drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate <br /> -4- <br />
