a Flor Ranch: S12ecial Report <br /> { <br /> STORM DRAIN <br /> i <br /> The storm drain master plan for the area calls for the construction of various trunk lines <br /> throughout Linden which will ultimately discharge into a retention pond situated south of <br /> State Route 26 on the Santos property (see Exhibit D). The basin will be adequately sized to <br /> act as a regional facility and could serve the dual purpose of a retention basin and community <br /> park. At this point the property has yet to be acquired and no improvements for the basin <br /> have been made. <br /> When the Flor Ranchro'ect is ' <br /> p ) developed, it will include the construction of a 33 storm <br /> drain line transitioning to a 48" line within the Ione Street extension in compliance with the <br /> Storm Drain Master Plan. Given that the pond on the Santos property will be improved at <br /> some point in the future, it is likely the Flor Ranch property will need an interim design to <br /> handle onsite runoff. The Tentative Map proposes to set aside Lots 58 through 61 and 70 <br /> through 73 as a temporary percolation basin to accept the runoff volume generated from the <br /> project (approximately 2 acres). At the time the regional facility is available or the project <br /> reaches its buildout capacity, the Flor Ranch subdivision will tie into the Master Plan system <br /> and eliminate the temporary basin�which will ultimately become residential lots. Included in <br /> this report are the calculations determining the size of the temporary percolation basin within <br /> Flor Ranch (see Exhibit E). The calculations indicate that the entire project could be served <br /> by the temporary basin, thus enabling the project to move forward in advance of the <br /> installation of the regional facility.', It is anticipated that the temporary basin would be <br /> eliminatedprior to the complete buildout of the subdivision.
