f •. - „ � it <br /> E Flbr Ranch: Special Report <br /> ,r . <br /> ROADS AND CIRCULATION <br /> �I <br /> A separate traffic study has been performed by Korve Engineering to evaluate impacts caused <br /> by the project at various locations{throughout Linden. That report will provide specific <br /> analysis and recommendations at various intersections in the area. It is not the intent of this <br /> report to summarize or duplicate that study and it is recommended that the results of that <br /> report be reviewed separately. <br /> �f <br /> The circulation system proposed with this tentative map is based upon connection to the <br /> existing Linden street system (see Exhibit F). Connections are proposed to Alfalfa Street, <br /> Ione Street, Harrison Street and Monte Vista Drive. The proposed road network has been <br /> designed taking into account the existing roads as well as occupied residences (Dino Flor, <br /> Angelo Flor and Mable Moznett). C The connection with Alfalfa Street occurs adjacent to the <br /> existing Moznett and Angelo Flor ('residences and ties into the proposed Angelo Drive running <br /> east/west within the southern portion of the project. Angelo Drive is also proposed to be <br /> extended westward to the adjacent�Poggio property to provide access when that site is <br /> developed. Monte Vista Drive within Flor Ranch has been designed as an east/west collector <br /> tying into the existing Monte Vista Drive to the east and is proposed to continue westward <br /> through the Brovelli property providing access to that parcel. The Flor Ranch project also <br /> proposes that bike lanes be installed along Harrison Street and the new segment of Monte <br /> Vista Drive to accommodate bicyclists. Construction of the roads will be timed with phases <br /> of the residential subdivision. The proposal is to construct the eastern portion of the <br /> subdivision as Phase l and the second phase of the project would be the site west of the <br /> Alfalfa Street alignment. <br /> 5 <br /> :1 <br />
