n <br /> SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (LOGE) was contracted by Mike Smith of Mike Smith <br /> Engineering, Lodi, California, to conduct a Soil Suitability Study and Nitrate Loading <br /> Study for the for the Stonum Vineyards located at 16400 N. Alpine Road, Lodi, <br /> California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> The proposed project is a Site Approval for a boutique winery to be completed in two <br /> phases. Phase I involves construction of a 2,250-square foot building for production, <br /> storage, administration, retail sales, and wine tasting, as well as construction of a new <br /> monument sign. Phase 11 will involve construction,of a 5,000-square foot building for <br /> storage and production. <br /> J Site Description <br /> The Assessor's Parcel Number (APN) for-the Site is 051-070-02. The parcel is 16 acres <br /> in size. The County project application number is PA-0900037. The Site is currently a <br /> vineyard with a 1,700 square foot residence and 500 square foot garage (Plate 2). The <br /> vineyard is zinfandel variety. One domestic water well serves the needs of the <br /> residence, and an agricultural production well serves the vineyard. The agricultural well <br /> is located in the southeast corner of the property according to Mike Stonum. A recent <br /> aerial photograph of the property is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 69 to 70 feet above mean sea level. The ground surface slopes <br /> gently toward the southwest (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> LOGE0911 Page 1 <br />
