Recommendations <br /> Action <br /> It is recommended that.the Planning Commission: <br /> 1. Deny Variance Application No.VR-00-4 due to the inability to make required Findings 1,2,and 3. <br /> Findings <br /> 1. Because of special circumstances applicable to the property, including size, shape, topography' <br /> location, or surroundings, the application of the regulation deprives the property of privileges enjoyed <br /> by other properties in the vicinity and under identical zoning classification. <br /> e This finding cannot be made because there are no special circumstances specific to this <br /> property relative to its size,shape, topography, location, or surroundings that would <br /> support the Variance. <br /> y 2. The granting of this Variance will not constitute a grant of special privilege inconsistent with the <br /> limitations on other properties in the vicinity and zone in which the property is situated. <br /> • This finding cannot be made because the property is zoned R-L (Low Density Residential, <br /> 6,000 sq.ft. minimum and 60 ft.frontage width for all newly created parcels). All new <br /> parcels in this zone must abide by the same restrictions and limitations. There are several <br /> smaller parcels in the vicinity of the project. However, these parcels were created <br /> consistent with requirements that were in effect at that time. Approval of this Variance <br /> would grant special privileges inconsistent with the limitations:imposed on al[other <br /> { properties in the R-L zone. <br /> 3.
