CONDITIONS OF APPROVAL r SA-99-43 Quality Assured Packing Site Approval Application No. SA-99-43 was approved by the San Joaquin County Community Development Department on July 27, 1999. The effective date of approval is August 6, 1999. This approval will expire on February a, 2001, which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. il Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. F 1.,hCOMMUNITYDEVELOPMENT DEPARTMENT (Staff Contact: Kai Luoma,468-9567) a. BUILDING PERMIT: Submit an "APP LICATION-IMPROVEMENT PLAN." The Site Plan required as a part of the improvement plan must be prepared by a registered civil engineer or licensed ar architect. This Plan must show drainage,driveway access details(including gates), on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST'for details). A fee is required for the Site Plan review. (Development Title Section 9- 884) b. APPROVED USE: This approval is for outside storage for the existing Quality Assured Packing cannery operation on an adjacent parcel as shown on the Plan submitted June 1, 1999. This use is strictly an accessory use to the Quality Assured Packing operation and shall be void should the cannery cease operation. c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. d. SURFACING: The storage area shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust- free surface as shown on the plan submitted June 1, 1999. e. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) All areas not used for buildings,parking,driveways,walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting strip is required along adjacent streets. The strip shall be continuous except where crossed by driveways and walkways. (Development Title Section 9-1020.8) (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. f Conditions of Approval - 1 - SA-9943
