CONDITIONS OF APPROVAL r <br /> SA-99-43 <br /> Quality Assured Packing <br /> Site Approval Application No. SA-99-43 was approved by the San Joaquin County Community <br /> Development Department on July 27, 1999. The effective date of approval is August 6, 1999. This <br /> approval will expire on February a, 2001, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> il <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. F <br /> 1.,hCOMMUNITYDEVELOPMENT DEPARTMENT (Staff Contact: Kai Luoma,468-9567) <br /> a. BUILDING PERMIT: Submit an "APP LICATION-IMPROVEMENT PLAN." The Site Plan required <br /> as a part of the improvement plan must be prepared by a registered civil engineer or licensed <br /> ar architect. This Plan must show drainage,driveway access details(including gates), on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECK LIST'for details). A fee is required for the Site Plan review. (Development Title Section 9- <br /> 884) <br /> b. APPROVED USE: This approval is for outside storage for the existing Quality Assured Packing <br /> cannery operation on an adjacent parcel as shown on the Plan submitted June 1, 1999. This use is <br /> strictly an accessory use to the Quality Assured Packing operation and shall be void should the <br /> cannery cease operation. <br /> c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> d. SURFACING: The storage area shall be surfaced and permanently maintained with base material <br /> of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust- <br /> free surface as shown on the plan submitted June 1, 1999. <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings,parking,driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting <br /> strip is required along adjacent streets. The strip shall be continuous except where crossed by <br /> driveways and walkways.
