4, <br /> CONDITIONS OF APPROVAL <br /> SA-01-35 <br /> Fisher <br /> Site Approval Application No. SA-01-35 was approved by the San Joaquin County Community <br /> Development Department on May 24, 2001. The effective date of approval is June 3, 2001. This <br /> approval will expire on August 1, 2001, unless (1).all Conditions of Approval have been complied <br /> with,(2)all necessary building permits have been secured and remain in force,and (3) all necessary <br /> permits from other agencies have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Leanne Mueller,488-3228) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIALBUILDING PERMIT." The Site <br /> Plan required as apart of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> parking,landscaping,signs,existing and proposed utility services,and grading(refer to the"SITE <br /> PLAN CHECK LIST"for details). A fee is required for the Site Pian review. (DevelopmentTitle <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for landscape services in an existing 1,800-square-foot building <br /> as shown on the Plan dated April 9, 2001. (Use Type: Nursery Sales and Services, Landscaping <br /> �— Services) <br /> c. COMPLIANCEDATE: Because this development is currently operating without the required <br /> permits,an improvementplan shall be submitted before June 8, 2001.All conditions shall be met by <br /> August 1, 2 00 1,the expiration date of this approval. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. (Development Title <br /> Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessaryto protect adjacent structures or properties.(DevelopmentTitle Section 9-1015.5[e]) <br /> (2) A minimum of three(3)parking spaces shall be provided,one of which shall be van accessible. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24).
