g. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. h. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash and storage areas for yard clippings,shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) i. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) Exterior walls less than 20 feet from a property line shall be of one-hour, fire-resistive construction. Openings will not be permitted less than five (5) feet and protected less than 10 feet. (2) The proposed use will change the occupancy from a U-1 occupancy to an S-3 occupancy (U.B.C. Section 3405). The structure must be brought into compliance with all current code provisions including structural, plumbing, mechanical, electrical, energy and disabled access requirements. (3) Provide restrooms conforming to all disabled access requirements(C.C.R.,Title 24). (4) The Construction Site Plan shall indicate the following: t A. Provide parking for the physically disabled. The space(s) shall be located as close as possible to the primary entrance(C.C.R.,Title 24). }. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Fire flow will be provided for proposed buildings by the use of static water supply(NFPA 1231 of the National Fire Code). 2 Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (3) Key Boxes: A knox box shall be installed according to fire department instructions. (4) Fire extinguishers shall be installed in accordance with California Fire Code,Volume 2, Standard 10-1. (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property.(C.F.C.Section 105.2.1) Conditions of Approval -2 - SA-01-35
