g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash and storage areas <br /> for yard clippings,shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not <br /> permitted in front yards, street side yards, or in front of main buildings. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of one-hour, fire-resistive <br /> construction. Openings will not be permitted less than five (5) feet and protected less than 10 <br /> feet. <br /> (2) The proposed use will change the occupancy from a U-1 occupancy to an S-3 occupancy <br /> (U.B.C. Section 3405). The structure must be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements. <br /> (3) Provide restrooms conforming to all disabled access requirements(C.C.R.,Title 24). <br /> (4) The Construction Site Plan shall indicate the following: <br /> t <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance(C.C.R.,Title 24). <br /> }. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of static water supply(NFPA 1231 of <br /> the National Fire Code). <br /> 2 Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Key Boxes: A knox box shall be installed according to fire department instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code,Volume 2, Standard <br /> 10-1. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property.(C.F.C.Section 105.2.1) <br /> Conditions of Approval -2 - SA-01-35 <br />
