CONDITIONS OF APPROVAL <br /> DC-91-2 <br /> TROY AND JOANN BAKER <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the issuance of any Building Permits. The <br /> Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for a Dwelling Cluster to contain <br /> two single-family residential structures, containing one <br /> and two bedrooms respectively. <br /> b. Distance Between Buildings. Where dwelling structures are <br /> not attached, the distance between any two (2) adjoining <br /> structures shall not be less than the height of the <br /> taller of the two (2) structures. <br /> C. Yard Requirements. The distance between all structures <br /> and the nearest lot line shall conform to the zone <br /> requirements. <br /> d. Height Requirements. The maximum height of structures <br /> shall conform to the zone requirements. <br /> e. Driveway Surfaces. All driveways serving Dwelling <br /> Clusters in a residential zone shall be surfaced with <br /> either concrete or an approved asphaltic surface one and <br /> one-half (1 1/2) inches deep with a six (6) inch rock <br /> base. Based on engineering data, this requirement may be <br /> modified by the Director of Public Works to provide for <br /> an equivalent permanent surface. <br /> 1 <br /> f. Improvement Plan Requirement. One copy of an Improvement <br /> Plan, showing existing and proposed fencing details, <br /> C-ainage, cn-s?is Parking details , driveway access <br /> departments. A Plan Check Fee will be --required. <br />�? g. Park0.6 parking shall ue provided <br /> rate of at least two (2) spaces for each unit. One (1) <br /> of the required spaces must be covered. Parking spaces <br /> shall not be located in required front or side yards or <br /> access driveways. Parking may be provided in group <br /> garages or parking lots within one hundred and fifty <br /> I' <br /> (150) feet of the units to be served. <br /> 4 <br /> f <br />
