' <br /> 1.2 Proposed Development <br /> The property currently consists of two parcels. 12401 E.Atkinson Road (063-230-29) is 12.72 acres ' <br /> and 12420 and 14230 E.Atkinson Road (063-230-36) is 4.47 acres.The two parcels are proposed to <br /> be merged,and then divided,resulting in 3 parcels.The tentative parcel map is included as Plate 3, ' <br /> in Appendix A. <br /> 2.0 PAST,PRESENT AND PROPOSED FUTURE USES <br /> A Surface and Subsurface Contamination Report3 (SSCR) was prepared by Petralogix Engineering <br /> Inc.,and submitted to San Joaquin County EHD during February, 2017.As reported in the SSCR,the <br /> southern parcel, - 36, was vacant land up to 2002,when a single-family residence was built on the <br /> eastern portion of the parcel; another single-family residence was added on the western portion of <br /> the parcel in 2005.The northern parcel,-29,has appeared to house a minimum of one single-family ' <br /> residence from at least 1937 to present. <br /> Based on the SSCR investigation,there is one agriculture well located on parcel -29,not currently in ' <br /> use,and the site may have been used for agricultural row crops in the past. No records of pesticide <br /> use was reported by a record search with the San Joaquin County Agricultural Commissioner¢. <br /> Proposed future use is anticipated to remain the same post merge and split of the two current parcels <br /> into the three proposed parcels for 12420 and 12430 E. Atkinson Road.
