Conditions of Approval <br /> MS-92-154 <br /> Page 2 <br /> e. The frontage improvements for Austin Road across Parcel <br /> 1 shall be constructed in conformance with the standards <br /> for one-half of an 110-foot right-of-way major arterial <br /> four lane road. The construction of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition <br /> to a copy of the Grant Deed, legal description of Parcel <br /> 1 and an estimate. The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100. 00. ) (Planning Title Section <br /> 9-9430, 9-9433) <br /> f. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> g. Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10 . 207 , San <br /> Joaquin County Standards F-la, F-lb, and F-lc and the <br /> Manteca-Lathrop Fire District prior to issuance of the <br /> building permit. (San Joaquin County Ordinance No. 3622) <br /> h. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> i. Parcel 1 shall contain a minimum of 1. 5 acres net outside <br /> of the Irrevocable Offer of Dedication. (Planning Title <br /> Section 9-3109 . 5) <br /> 2 . PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. (San Joaquin <br /> Planning County Title Section 10100) <br />
