CONDITIONS OF APPROVAL <br /> MS-92-72 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to approval of the Parcel Map. <br /> Those Conditions followed by a Second Number of other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> The Tentative Map will expire two years from the approval date. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. <br /> (Development Title Section 9-915. 2) <br /> b. Dedication is required for a 30-foot-wide right-of-way <br /> from the centerline of Mackville Road to the property <br /> line across the frontage of APN 019-220-10. <br /> (Development Title Section 9-860. 4) <br /> C. All easements of record shall be shown on the Parcel <br /> Map. (Development Title Section 9-910.20) <br /> d. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at <br /> the time of building permit application. (The fee is <br /> $2 , 235 per single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering News Construction Cost <br /> Index as published in the Engineering News Record) . <br /> (Resolutions R-90-304 and R-91-1025) <br /> e. The frontage improvements for "B" Street and Mackville <br /> Road shall be constructed in conformance with the <br /> standards for one-half of a 60-foot-wide right-of-way <br /> Rural Collector Street. <br /> (Development Title Section 9-1100. 3) <br /> f. The subdivider shall provide a public water system <br /> conforming to the requirement of the San Joaquin County <br /> Public Health Services (Environmental Health Division) , <br /> the Clements Fire District, and the Department of <br /> Public Works. The project will be served by the <br /> Clements Water System when a second public well has <br /> been developed and connected to the existing system. <br /> Public water service shall be required prior to <br /> recordation of the Parcel Map. <br /> (Development Title Section 9-1115 . 2) <br />
