F <br /> CONDITIONS OF APPROVAL <br /> MS-92-72 <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to approval of the <br /> Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance <br /> Requirements. Ordinance Requirements cannot be modified. <br /> The Tentative Map will expire two years from the approval date. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. Dedication is required for a 30-foot-wide right-of-way from the centerline of Mackville Road <br /> to the property line across the frontage of APN 019-220-10. (Planning Title Sections 9- <br /> 9430 and 9-9431) <br /> C. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9184) <br /> d. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee <br /> is due and payable at the time of building permit application. (The fee is $2,235 per <br /> single family dwelling unit in the Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering News Construction Cost Index as published in the <br /> Engineering News Record.) (Resolutions R-90-304 and R-91-1025) <br /> e. The frontage improvements for 184 Street and Mackville Road shall be constructed in <br /> conformance with the standards for one-half of a 6o-foot-wide right-of-way Rural Collector <br /> Street. (Planning Title Sections 9-9430 and 9-9433) <br /> f. The subdivider shall provide a public water system conforming to the requirements of the <br /> San Joaquin County'Public Health Services (Environmental Health Division),the Clements <br /> Fire District, and the Department of Public Works. The project will be served by the <br /> Clements Water System when a second public well has been developed and connected <br /> to the existing system. Public water service shall be required prior to recordation of the <br /> Parcel Map. (Planning Title Sections 9-10200 and 9-10201) <br /> g. A terminal drainage system shall be provided to meet the requirements of the County and <br /> to provide adequate drainage for the subdivision. (Planning Title Section 9-9404) <br /> h. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. (Planning Title Section 9-9135) <br /> i.
