Ordinance Requirements cannot be modified. <br /> The Tentative Map will expire two years from the approval date. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. Dedication is required for a 30-foot-wide right-of-way from the centerline of Mackville Road <br /> to the property line across the frontage of APN 019-220-10. (Planning Title Sections 9- <br /> 9430 & 9-9431) <br /> C. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9184) <br /> d. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee <br /> is due and payable at the time of building permit application. The fees currently are <br /> $4,877.00 per 1,000 gross square feet of building designated as 'Retail Service,' <br /> $2,081.00 per 1,000 gross square feet of building designated as 'Office,' $1,511.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial,` and $1,058.00 <br /> per 1,000 gross square feet of building designated as'Warehouse'in the Lockeford area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering News <br /> Construction Cost Index as published in the Engineering News Record. (Resolutions R- <br /> 90-304 & R-91-1025) <br /> e. The frontage improvements for 'B' Street and Mackville Road shall be constructed in <br /> conformance with the standards for one-half of a 60-foot-wide right-of-way commercial <br /> street. (Planning Title Sections 9-9430 & 9-9433) <br /> f. The subdivider shall provide a public water system conforming to the requirements of the <br /> San Joaquin County Public Health Services(Environmental Health Division),the Clements <br /> Fire District, and the Department of Public Works. The project will be served by the <br /> Clements Water System when a second public well has been developed and connected <br /> to the existing system. Public water service shall be required prior to recordation of the <br /> Parcel Map. (Planning Title Sections 9-10200 & 9-10201) <br /> g. A terminal drainage system shall be provided to meet the requirements of the County and <br /> to provide adequate drainage for the subdivision. (Planning Title Section 9-9404) <br />
