(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. UNIFORM FIRE CODE:The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of. <br /> A. Public water mains(Appendix 11I-A and 111-B of the California Fire Code). <br /> B. Static water supply(NFPA 1231 of the National Fire Code). <br /> (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California:Building Code and <br /> the California Electrical Code. <br /> (3) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (4) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (5) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property(CFC Section 105.2.1). <br /> (7) Mechanical refrigeration systems shall comply with all applicable codes(ammonia,etc.). <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact:Gabriel Karam,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (DevelopmentTitie <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$182.19 per additional trip-end <br /> generated in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. A credit may <br /> be allowed if it can be verified that the existing developmenton this site was in operation on or after <br /> April 23, 1990. (Resolution R-00-433) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> e. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects.
