(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided, however,that such light shall not cause a hazard to motorists. (DevelopmentTitie Section 9-1015.5[g][41) g. UNIFORM FIRE CODE:The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit. (1) Fire flow and hydrants will be provided for the proposed project by the use of. A. Public water mains(Appendix 11I-A and 111-B of the California Fire Code). B. Static water supply(NFPA 1231 of the National Fire Code). (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and the appropriate standards and guides adopted in Chapter 35 of the California:Building Code and the California Electrical Code. (3) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (4) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. (5) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of Volume 2. (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property(CFC Section 105.2.1). (7) Mechanical refrigeration systems shall comply with all applicable codes(ammonia,etc.). 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact:Gabriel Karam,468-3000) a. An encroachment permit shall be required for work within the road right-of-way. (DevelopmentTitie Sections 9-1145.4 and 9-1145.5) b. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- 1145.5) c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$182.19 per additional trip-end generated in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. A credit may be allowed if it can be verified that the existing developmenton this site was in operation on or after April 23, 1990. (Resolution R-00-433) d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. e. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the requirements of the Waste Plan Format for Development Projects.
