CONDITIONS OF APPROVAL <br /> MS-92-106 <br /> JON BRANDSTAD <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The owner of shall execute an Irrevocable Offer to <br /> Dedicate a fifty foot (501 ) wide right-of-way along the <br /> easterly property line of Parcels 2 and 3 , the southerly <br /> property line of Parcels 1 and 3 , and a 20 ' x 20 ' corner <br /> cut-off (snipe) at the southeast corner of Parcel 3 . (A <br /> $200. 00 fee currently is required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed and a legal description of the parcel to <br /> be offered for dedication. (Planning Title Section 9- <br /> 9380, 9-9204) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 813 . 00 per single family dwelling unit in the <br /> Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> d. The Water Supply Facilities Impact Mitigation Fee will be <br /> required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. (The <br /> fee is currently $1, 069 . 00 per single family dwelling <br /> unit. If there is no building permit required, the fee <br /> will be exempt. The fee shall be automatically increased <br /> on January 1 of each year at the rate of 6. 9 percent. An <br /> additional 3 . 5 percent shall be added to the fee upon <br /> payment for processing and administering the program. <br /> (Resolution R-91-327) <br />
