€ CONDITIONS OF APPROVAL, <br /> F <br /> PA-03-228 <br /> Flag City RV Resort <br /> Use Permit Application No. PA-03-228 was approved by the San Joaquin .County-,-Planning <br /> I` Commission on July 10, 2003. The effective date of approval is July 20, 2003. This approval will <br /> expire on January 18, 2005, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been compiled with, (2) all necessary building permits have been <br /> and 3 all necessary permits from other agencies have been secured <br /> secured and remain m force, a O ry p g <br /> and remain in force. <br /> i Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> 4 apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Chandler Martin) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING ,PERMIT'. Any <br /> permanent structures which are available for use by the public, other than RV residents, will require <br /> I permits from San Joaquin County. The Site Plan required as a part of the building permit must be <br /> prepared by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, existing and proposed <br /> utility services, and grading (refer to the"SITE PLAN CHECK LIST" for details). A fee is required for <br /> the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 181-unit recreational vehicle park (use type: <br />�f recreation/campground) to be completed in two phases as shown on the Plan submitted May 12, <br /> I 2003. <br /> c. COMPLIANCE DATES: For Phase 1, all Conditions of Approval shall be complied with, all necessary <br /> building permits shall be issued and remain in force, and all necessary permits from other agencies <br /> shall be issued and remain in force prior to January 18, 2005, which is 18 months from the effective <br /> date of approval. For Phase 11, all Conditions of Approval shall be complied with, all necessary <br /> building permits shall be issued and remain in force, and all necessary permits from other agencies <br /> shall be issued and remain in force prior to July 20, 2011, which is 8 years from the effective date of <br /> approval. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> k <br /> e. LEASE AGREEMENT: The applicant shall secure'a lease for the recreation area/storm pond <br /> shown on the Plan. The lease agreement shall include the following provisions: The agreement <br /> shall be long term. The RV Park shall have the right to use the recreation area/storm pond on a <br /> year-round basis(except during flood events).
