f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> (2) One parking space is required for each site. In addition, one accessible space shall be <br /> provided for each building. (Development Title Section 9-1015.3) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Lighting of park interiors shall be provided as necessary for the safety or security of park <br /> users. Lighting shall be installed so as not to cast glare onto adjoining roads or properties. <br /> (Development Title Section 9-1040.5[c]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-(10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Banner Street, Republic Way, and De Broggi Road, shall be installed across the frontage of the <br /> project site. (Development Title Section 9-1040.5[e][2]) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) Landscape plans, prepared by a Landscape Architect, shall be submitted with the Site Plans. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Screening and fencing may be located within the required yards subject to the provisions of <br /> Chapter 9-1022 of the Development Title. (Development Title Section 9-410.5[c][3]) <br /> (2) Trash enclosures shall be screened by a solid masonry wall on three sides and gated on the <br /> fourth side. <br /> M. <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) The park shall be served by at least one interior road of continuous two-way circulation. Two- <br /> way roads shall be a minimum of 24 feet wide. One-way roads shall be a minimum of 16 feet <br /> wide and shall originate from and terminate in a two-way road. (Development Title Section 9- <br /> 1040.4) <br /> k. SIGNS: Proposed signs shall be shown on the Site Plan and shall comply with the master sign <br /> plan approved with Special Purpose Plan No. PP-94-2 for Flag City. (Development Title Section <br /> 9-815.9) <br /> 1.
