SETBACKS: Recreational vehicle sites and off-street parking spaces shall not be located within <br /> the setback areas required for main buildings in the zone in which the recreational vehicle park is <br /> located, with the following exception: <br /> (1) The setback for recreational vehicle sites, parking spaces, and buildings in yards abutting the <br /> pond may be reduced to five feet. (Development Title Sections 9-1040.3[b] and 9- <br /> 410.5[a][31) <br /> n. HOOKUP FACILITIES: All sites shall provide full power, water, and sewage hookup facilities. <br /> (Development Title Section 9-1040.3[c]) <br /> o. PULL-THROUGH SPACES: No less than 20 percent of all spaces provided for recreational <br /> vehicles shall be"pull-through" spaces which allow forward entry into and exit from the space. <br /> (Development Title Section 9-1040.3[d]) <br /> I <br /> p. SITE LAYOUT: All individual sites shall be designed to accommodate at least one automobile in . <br /> addition to the recreational vehicle. (Development Title Section 9-1040-3[e]) <br /> q. OPEN SPACE: For Phase 1, the east half of the pond site shall be landscaped and maintained <br /> year round. For Phase 11, the entire pond site shall be landscaped with lawn and maintained year <br /> I` round. (Development Title Section 9-1040.5[f]), <br /> r. PERMANENT RESIDENCY: No permanent residency shall be permitted except for a caretaker <br /> or manager, who shall live in a mobile home or residence (Development Title Section 9- <br /> 1040.7[a]). Temporary residency shall be limited to a maximum of 30 days. <br /> k s. MOBILE HOMES: There shall be no mobile homes other than one for the use of a caretaker or <br /> manager. (Development Title Section 1040.7[c]) <br />` t. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire hydrants shall be supplied in accordance with Appendix III-A and III-B of the Uniform Fire <br /> Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. Section 105.2.1) <br /> (6) On site fire hydrants will be required per Appendix it-A and I11-B of the CFC. <br /> k <br /> 2.
