The use is compatible with adjoining land uses. <br /> • This finding can be made because all surrounding properties zoned C-FS are either <br /> developed or planned for future development to service freeway travelers and truck <br /> drivers. <br /> Findings for Sign-Modification <br /> 1. The proposed signs are consistent with the size of the facility and related structures, the location of <br /> the public access to the development, and other signage in the vicinity. <br /> • This finding can be made because the total square footage of signs proposed (1,322 <br /> square feet) is consistent with the size of the facility and number of proposed uses. The <br /> proposed 31-foot-high monument sign is considerably smaller than the 100-foot-high <br /> "Flying J Travel Plaza"sign located on the north side of State Route 12. Projects located <br /> in the C-FS (Commercial-Freeway Service)zone are intended to service freeway travelers <br /> and truck drivers and are advertised toward the freeway. <br /> 2. The height, size, and number of the proposed signs are the minimum required to identify and direct <br /> the public to the activities, services, and products available on the site. <br /> • This finding can be made because each business located within the truck terminal will <br /> have the minimum number of signs and square footage necessary to adequately identify <br /> their services. <br /> San Joaquin County PA-02-2441Flag City <br /> Community Development Page 5 <br />
