The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, <br /> any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> a <br /> This finding can be made because the proposed truck terminal may be conditionally <br /> permitted in the C-FS (Commercial Freeway Service) zone with an approved Use Permit <br /> so consistent with the goals, policies, standards, and maps of <br /> application. The project is al <br /> the General Plan and with the Flag City Special Purpose Plan (PP-94-2). <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> This finding can be made because the Department of Public Works is requiring that the <br /> applicant obtain an encroachment permit and improve the driveways in accordance with <br /> the requirements of San Joaquin County Standards CW-C11 or CW-C12 prior to issuance <br /> of the occupancy permit. In addition, as a condition of approval,a portion of Banner <br /> Street will be abandoned, and a utility easement will be dedicated to the County. The <br /> applicant is also required to obtain an encroachment permit from Caltrans for any work <br /> done within the State Route 12 right-of-way. County Service Area 31 (CSA#31)will <br /> provide water,wastewater treatment, and storm drainage services. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> This finding can be made because the 12-acre site is of adequate size to accommodate the <br /> construction of the buildings proposed and can provide parking areas for large trucks. <br /> Adequate services (water,sewer,storm drainage) are also available to accommodate the <br /> intensity of the development. <br /> 4.
