Item No. 4
PC: 11-1-90
'r- MS-91-7
Page 2
adverse environmental impacts.
6. The design of the subdivision or the type of improvements is
not likely to cause serious public health problems.
This Finding can be made because the homesite parcel is
sized to adequately handle on-site sewage disposal, storm
water retention, and domestic water supply.
7 . The design of the subdivision or the type of improvements will
not conflict with easements, acquired by the public at large,
for access through or use of property within the proposed
subdivision.
This Finding can be made because an Irrevocable Offer of
Dedication shall be required for the 25-foot-wide access
easement.
8. Any land or improvements to be dedicated to the County are
consistent with the General Plan.
This Finding can be made because the required dedication
must meet County standards and requirements for
dedication and/or construction.
PROJECT DESCRIPTION
The proposal is to subdivide a 50-acre parcel into a 1. 5-acre
owner-operator homesite parcel and a 48 . 5-acre designated
remainder.
Access to Parcel 1 will be from Banta Road by means of a 25-foot-
wide access easement. The designated remainder has frontage on
Banta Road.
Water will be provided by a domestic well, while sewage disposal
will be provided by an individual septic system. Storm water
drainage will remain the same as currently exists.
