h. if improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin <br /> which will ensure the completion of improvements within <br /> one year after filing the Final Map. <br /> i. Carol Drive, Renee Avenue, Carol Court, and Sharon Court <br /> shall be dedicated and improved to County standards for <br /> i <br /> a 50-foot-wide right-of-way rural subdivision street. <br /> j • <br /> Bates Road and Fairoaks Road shall be improved on the <br /> subdivided side to County standards for a 50-foot-wide <br /> right-of-way rural subdivision street. <br /> k. A community detention pond drainage system shall be <br /> provided to meet the requirements of the County and to <br /> provide adequate drainage for the subdivision. <br /> 1. The developer shall provide a public water system <br /> conforming to the requirements of the San Joaquin County <br /> Public Health Services, Environmental Health Division, <br /> and the Department of Public Works. The system shall <br /> provide adequate domestic and fire water supply in <br /> P Fire Warden <br /> conformance to the requirements of the County <br /> and the local fire district. A test well showing that <br /> the production well will meet all applicable standards is <br /> required prior to the approval of the improvement plans <br /> or any work within the site. The system shall conform to <br /> the approved Fairoaks Domestic water Facility Plan. The <br /> well site shall have a minimum 25-foot clearance from the <br /> well to the parcel line. Show the restriction on the <br /> septic tank and the leach field around the well site. <br /> M. The property shall annex to County Service Area No. 44 <br /> and form a zone for storm drainage prior to approval of <br /> the Final Map to provide for the operation, maintenance, <br /> and improvement of storm drainage and water facilities. <br /> n. The Traffic impact Mitigation Fee will be required for <br /> this subdivision. The fee currently is $2 , 083 . 00 for <br /> each single-family dwelling unit in the Tracy area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. <br /> o. This subdivision is approved for recording as a single <br /> unit; phasing is not approved. <br /> p. <br /> A Preliminary Soils Report is required in accordance with <br /> County standards for the purpose of determining the R- <br /> ` Value for the design of the roads. <br /> -3- <br /> M <br /> i <br />
