q. All utilities shall be underground except power <br /> transmission facilities of 35 KV or greater. Public <br /> utility easements shall be provided along the road <br /> frontage of the subdivision .and as required by the public <br /> utility companies. <br /> r. The subdivider shall agree to and shall pay service fees <br /> for the County provided utility services in an amount <br /> equal to the estimated fees for the period from the time <br /> the improvements are accepted until the effective date of <br /> assessment on the tax roll. Deposit of fees shall be <br /> submitted at the time of acceptance of the facilities by <br /> the County. <br /> S. All traffic signs and markings shall conform to the <br /> Manual on Uniform Traffic Control Devices and San Joaquin <br /> County standards, and they shall be shown on the <br /> improvement plans. <br /> 3 . PUBLIC HEALTH SERVICES: <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> a. The sewage disposal system shall comply with the rules <br /> and regulations of San Joaquin County Ordinance No. 549 <br /> prior to Improvement Plan approval. A percolation test <br /> and a sewage disposal area as determined by the <br /> percolation test are required for Environmental Health <br /> Division approval. A permit for the percolation test is <br /> required from the Environmental Health Division. <br /> b. A sewage disposal area as indicated by the septic tank <br /> suitability study and/or percolation tests must be shown <br /> for each parcel on the final subdivision improvement <br /> plans. <br /> C. Construct an individual sewage disposal system under a <br /> permit and inspection by the Environmental Health <br /> Division at the time of development. A septic system <br /> must be installed on each lot within the sewage disposal <br /> area upon construction of the residence. This septic <br /> system must meet San Joaquin County standards for <br /> individual disposal systems which include a septic tank <br /> and a double leach field system provided with an <br /> f alternating distribution box. <br /> d. Submit an improvement plan to the San Joaquin County <br /> Planning Division for approval by the Environmental <br /> -4- <br />
