Soares Property located at 16147 West Bethany Road, Tracy, California 95367-'7313. This property is a 40 acre parcel which is a portion of Lots 92 and 93 of Naglee Park Tract in Rancho El Pescadero, San Joaquin County,California("Naglee Burke Tract ",Maps &Plats Book 5,Page 18, San Joaquin County Records). The planned development is to divide the 40 acres parcel into two parcels,Parcels 1 and 2. Parcel No. 1 is to'contain 2.00 acres net and Parcel 2 is to contain 38.00 acres net, all as depicted on the attached "Tentative Parcel Map"which is made an integral part of this report.. Submitted for your review, consideration and approval is a study conducted to ascertain if there are any surface or subsurface contamination sources on the above described project site and to determine the measures needed to mitigate any threat to the environment and human health. Property Current and Past Use: The project site is located in an agricultural area between'Old River and West Bethany Road at Tracy,California in San Joaquin County. The present forty(40) acres is devoted almost entirely to agricultural use to produce alfalfa crops. The project site is presently devoted to agricultural use except for a small, developed portion,which begins in the southwest comer of the subject property and extends to the east and parallels West Bethany Road and is immediately adjacent to it to a point about midway in the property's south boundary line. The buildings on the present property consists of the property owner's residence, a semicircular galvanized metal shop ,two(2) pump houses, a home and a po a bam storing farm equipment These improvements are noted on tZ a attached" Tentative Parcel Map"which is attached to and made an integral part of this report Except for the developed area,the remainder of the land, which surrounds the developed portion to the north and east, is devoted to producing alfalfa. San Joaquin County Assessor and Recorder records were researched which revealed that the subject property has been owned by Belle B. Soares for about six years. Discussions with the Soares family and adjacent land owners revealed that the previous owners also farmed the subject property, as is presently being done, and that the land has been devoted to only agricultural pursuits in excess of twenty(20)years.
