The use <br /> of aboveground tanks near the barn (8) appears unlikely to have resulted <br /> in an impact to the soil. To help assure the tanks will not pose a future <br /> environmental hazard in case of a leak or rupture, we suggest that some <br /> form of secondary containment be constructed around the tanks. <br /> • The irrigation water well near the southwest corner of the Property serves <br /> as an emergency backup supply. Currently it is stripped and the well is <br /> entirely open. While this does not represent a direct environmental <br /> concern, it is a safety concern. <br /> • Given the age of many of the permanent buildings, it is theoretically <br /> possible that asbestos could be contained in some construction materials. <br /> No materials were observed, however that appear to of a type that would <br /> commonly contain asbestos. <br /> • The barn (8) is used, in part, to store containers of pesticide. There is also <br /> a large container of an herbicide stored just outside the barn that is stored <br /> on concrete, which would inhibit the impact to soil in the event of a spill. <br /> • It appears that some of the pesticides and petroleum products are present <br /> in "Reportable Quantities" and that a Hazardous Materials Management <br /> Plan (HMMP) should be filed with the County Office of Emergency <br /> Services (OES). <br /> Past Use of Property <br /> Past uses of the Property as agricultural land to raise row or grain crops appear <br /> unlikely to have impacted it with a recognized environmental condition, except <br /> the low concentrations of residual pesticide could still be resident in the soil. <br /> Environmental Conditions lmpactingSite from O Site Properties <br /> Based on the results of the EDR State and Federal environmental database <br /> search, a review of State operated online websites, and on the site <br /> reconnaissance, it does not appear likely that any off-site facilities have <br /> impacted the Property with a recognized environmental condition. <br /> 2937 Veneman Ave.,#B240 Geo-Phase Environmental Inc.
