Surface&Subsurface Contamination Report Page 20 <br /> Sandhu Farms <br /> Project No. 655.1 <br /> August 15, 2012 <br /> 4.0 SUMMARY OF SITE RECONNAISSANCE <br /> Observations of the Property made during the site reconnaissance on July 10, <br /> 2012 are described below. (See Appendix A for reference maps and Appendix B <br /> for photos of the Property.) <br /> Property Setting&Location <br /> The area is in a rural part of western San Joaquin County about a mile <br /> southeast of Tracy. This area is in agricultural use, principally to raise row or <br /> grain crops and orchard crops. The Property consists of two agricultural parcels <br /> and portions of two other of that are contiguous, and have a total area of about <br /> 287 acres. The Property occupies almost the entire south half of Section 31 of <br /> T2S, R6E, MDB&M. Thee excluded areas from northwestern part of the half- <br /> section (see maps in Appendix A) are all sites of farm building or rural <br /> residential complexes that are not a part of the subject Property. The Property <br /> is situated on the east side of Bird Road and is bounded by Bird Road to the west <br /> and I-5 to the east. A private road forms the north boundary and an irrigation <br /> ditch is at the south boundary. There are three immediately adjacent farm- <br /> building complexes that appear to have at one time been a part of the Property. <br /> The Property is operated as part of "Sandhu Farms". It is served by septic <br /> sewage systems and a domestic water well on an adjacent lot provides all of the <br /> potable water for the Property. The Banta Carbona Irrigation District provides <br /> irrigation water for the trees. Stormwater is drained internally. An onsite <br /> irrigation water well at the southwest corner of the Property is currently <br /> stripped and idle, but is kept for emergency irrigation use. Several pole- <br /> mounted utility transformers are on the Property. These appear to be the <br /> property of the electric company, PG&E. <br /> Physical Description <br /> In general, the Property consists of a large orchard almond of trees. The almond <br /> trees are drip-irrigated with water supplied from a nearby irrigation pipeline <br /> and lined ditch and associated piping of the Banta-Carbona Irrigation District. <br /> No stained soil, stressed vegetation, unusual odors, or other evidence suggestive <br /> of a hazardous waste was noted on the Property except a small quantity of waste <br /> oil. Lying next to the Private road near the northeast corner of the Property is <br /> an artificial drainage pit roughly 200 feet by 40 feet. This is intended to capture <br /> any excess irrigation water or storm water.
