I <br /> - QUALIFICATIONS <br /> CITY OF TRACY—SOUTH SCHULTE SPECIFIC PLAN EIR <br /> r PMC staff completed this EIR, which evaluated the environmental impacts of a 1,$44-acre <br /> } mixed-use development plan. The Specific Plan is intended to provide for a wide varietyof <br /> housing <br /> types integrated with a mixed use urban center proposed for high-density housing, <br /> supporting commercial retail, employment opportunities, and a public plaza. The project <br /> was being processed as a subsequent project to the City's Urban Management Plan. In <br /> addition to the EIR preparation, PMC staff assisted the City with application review and <br /> project processing as an extension of agency staff. <br /> CITY OF TRACY—PRESIDIO PLANNED UNIT DEVELOPMENT AND COMMUNITY PARK <br /> EIR i <br /> PMCre ared a <br /> p p project-level EIR for the City of Tracy for the Presidio Planned Unit ll <br /> Development and Community Park. The project consisted of 550 single-family residential I <br /> dwelling units and a 27-acre community park consisting of four lighted softball fields, four <br /> lighted soccer fields, concession facility and storage. The environmental analysis included <br /> consideration of the adequacy of on-site parking facilities at the community park to handle i <br /> large sporting events, noise impacts to adjoining residential areas from park activities, traffic t <br /> impacts from residential uses and sporting events, and nighttime lighting impacts from sports <br /> park facilities. Other issues included public services and utilities and the joint-use of a <br /> portion of the community park for storm drainage retention. <br /> } TURLOCK JOINT UNION HIGH SCHOOL DISTRICT—TURLOCK ALTERNATIVE SCHOOL <br /> SITE ENVIRONMENTAL IMPACT REPORT <br /> PMC has been retained to prepare an Environmental Impact Report related to the <br /> construction of an alternative school on a 4.75-acre site located 114 mile east of Highway 99 <br /> in the City of Turlock. Possible environmental issues include conversion of agricultural land <br /> and transportation and circulation changes. The Final EIR will include a Mitigation and <br /> E{' Monitoring Reporting Program. <br /> F1CITY OF MODESTO—INITIAL STUDY / MITIGATED NEGATIVE DECLARATION FOR <br /> PARKS <br /> PMC has been retained to prepare CEQA and NEPA documentation for two separate park <br /> F1 facilities'in the City of Modesto. One project proposes construction of a service facility in <br /> the existing 7-acre James Marshall Neighborhood Park and the other includes analysis and <br /> preparation of environmental documents in conjunction with the master planning of the 22- <br /> Fii' <br /> acre Sutton Community Park. An Initial Study 1 Mitigated Negative Declaration is expected <br /> for each project. <br /> CITY OF TRACY--MULTIMODAL STATION CE/MND <br /> r ' With a current population of approximately 65,000, the City of Tracy's Multimodal Station <br /> Y <br /> would be a key stop along the Stockton-Bay Area passenger rail route. The project would <br /> also serve as a central point for other mass transportation services, and would involve <br /> j development of a Multimodal Station accommodating passenger rail service, bus service <br /> (local, inter-city, interregional, intrastate and interstate), dial-a-ride, taxi, vanpools, carpools, <br /> and bicycles. The seven to ten-acre project site will include a 5,000 to 7,000-square-foot <br /> station building, an outdoor public plaza, a passenger drop-off/pick-up area, bicycle racks, a <br /> train platform, bus parking and berths, parking, and related site improvements (landscaping, <br /> decorative lighting fixtures, fencing, and utility improvements).
