Fi <br /> QUALIFICATIONS <br /> CITY OF TRACY—FILIOS GENERAL PLAN AMENDMENT ENVIRONMENTAL IMPACT <br /> REPORT <br /> The Filibs GPA EIR involved analyzing the impacts associated with aro osed <br /> p p commercial <br /> and high density residential project. The GPA was required to detach the property from one <br /> of Tracy's six community areas. If approved, this would enable the property to develop in <br /> advance of the community area. Specific issues evaluated included traffic, water and <br /> f wastewater service, and land use, in addition to the other CEQA topics. <br /> CITY OF TRACY—CONCURRENT PROJECTS <br /> r 3 <br /> Performed management and oversight for the preparation of a series of Expanded Initial ' <br /> Studies for the City of Tracy. The Initial Studies and resulting Negative Declarations satisfy <br /> CEQA requirements based upon each project's relationship to the city's Urban Management <br /> Fi <br /> t <br /> Plan. <br /> FCITY OF TRACY-1-205 INITIAL STUDY/NEGATIVE DECLARATION <br /> This assignment involves updating the CEQA documentation associated with the 1-205 <br /> Specific ',Plan. Approved.in 1990, numerous parcels have been developed in the Specific <br /> F1, <br /> Plan. In order to ensure conformance with the mitigation measures adopted previously, the <br /> City is updating the environmental information associated with the project. <br /> CITY OF,TRACY—NORTH EAST INDUSTRIAL PUD AND EIR <br /> PMC, in conjunction with city staff and Gates and Associates, prepared an 800-acre <br /> industrial Concept Development Plan/Planned Unit Development and the accompanying <br /> Fi EIR. This project included establishing development standards, design guidelines, industrial <br /> project mix and inclusive mitigation strategies as part of the CEQA compliance process. <br /> 1 <br /> _4 CITY OFjTRACY—SADDLEBROOK DEVELOPMENT PLAN <br /> PMC prepared the environmental clearance documents for this 132-acre residential <br /> subdivision located in an actively growing area of south Tracy. The project, which required <br /> an Expanded Initial Study and Mitigated Negative Declaration. Associated environmental € <br /> issues were similar to other nearby projects, including traffic generation, provision of <br /> services, schools and the interface with agricultural land uses. <br /> Fill <br /> CITY OF TRACY—TRACY HILLS SPECIFIC PLAN EIR <br /> Senior PMC environmental staff completed this EIR, which evaluated the environmental <br /> effects of a nearly 6,000-acre annexation and mixed-use development plan submitted by <br /> Grupe Development. The project was the largest to be <br /> processed .under the City's Urban <br /> Management Plan, although 3,800 acres of the site are reserved for open space and kit fox <br /> habitat. -As a component of the environmental review process, PMC developed a hillside <br /> development ordinance for the City, which establishes the guidelines for grading and <br /> landform'in the City's hillside areas.
