Marshall <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the Issuance of <br /> any building permits and prior to the Initiation of the use. <br /> This approval will expire 18 months from the effective date of the approval unless (1) all Conditions <br /> of Approval have been complied with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies have been secured and remain <br /> in force. <br />+ Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> r <br /> a. This approval shall be for the establishment of a full-service restaurant for catered events <br /> in a 8,312-square-foot portion of the ground floor in an existing historical structure. <br /> b. An Improvement Plan, prepared by a Registered Civil Engineer, showing drainage, <br /> driveway access details, on- and off-site parking, existing and proposed utility services, <br /> and grading shall be submitted for approval. Storm water runoff generated by existing <br /> and proposed improvements shall be retained on the parcel on which those <br /> improvements are located or discharged to the San Joaquin River, subject to securing <br /> an approved National Pollution Discharge Elimination System permit and approval from <br /> the State Reclamation Board and Reclamation District No. 17. Drainage patterns and <br /> corresponding storm drainage improvements shall be shown on the Improvement Plan. <br /> Pond capacity calculations shall be submitted for approval. Any storm pond deeper than <br /> 18 inches shall be surrounded by a six-foot-high chain link fence. f=ence details shall be <br /> shown on the Improvement Plan. A Plan Check fee shall be required (Development Title 1 <br /> Section 9-884). The Improvement Plan shall be submitted within 60 days of the <br /> application's effective date, and the storm drainage improvements shall be installed within <br /> six months of the application's effective date. <br /> C. The applicant shall submit a Business License application for the approved use within ten I <br /> days of the application's effective date. (Section 7-1000 of the County Ordinance Code) <br /> d. A minimum of 86 automobile parking spaces and one truck parking and loading space <br /> shall be provided for the approved use. The size and location of the parking spaces shall <br /> be consistent with the requirements of Chapter 9-1015 of the Development Title. The <br /> spaces shall be installed within six months of the application's effective date and shall be <br /> improved with six inches of aggregate base or equivalent with a chip seal and be <br /> delineated. Bumper guards shall be provided where necessary to protect structures or <br /> properties. There shall be no truck or automobile parking associated with the approved <br /> use on Bowman Road,the private right-of-way,orthe loading/unloading easement on the <br /> south side of the building. The Certificate of Occupancy will not be issued until <br /> installation of all the required parking spaces (Development Title Section 9-1015.5{e}). <br /> Bicycle parking shall be provided as required by Section 9-1015.7 of the Development Title. ; <br /> Conditions of Approval - 1 - UP-92-31 <br /> I <br />
