e. The applicant shall submit with the Improvement Plan a copy of a recorded easement for <br /> the 25400t-wide strip of land on the east side of the private right-of-way. The easement <br /> shall extend from a point directly opposite the southeast corner of APN 191-280-14, <br /> northward to Bowman Road, and shall be used to provide additional automobile parking <br /> for the approved use. The parking spaces shall be perpendicular to the private right-of- <br /> way and shall run the length of the easement, except that no parking space shall be <br />{ closer than ten feet to Bowman Road. The parking spaces shall be improved with six <br /> i inches of aggregate base or equivalent with a chip seal and be delineated. Details shall <br /> f be included on the Improvement Plan and installed within six months of the application's <br /> effective date. <br /> f. The number and location of handicapped parking spaces shall be consistent with Section <br /> 9-1015.10 of the Development Title. <br /> g. The minimum dimensions for parking aisles shall be as set forth in Figure 9-1015.5 of the <br /> Development Title or the French Camp Fire District, whichever is greater. (Development <br /> Title Section 9-1015) <br /> h. Any proposed parking lot lighting shall be designed to confine direct rays to the <br /> premises. No spillover beyond the property line shall be permitted, except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to motorists. <br /> Lighting details shall be shown on the Improvement Plan. (Development Title Section 9- <br /> 1015.5{g}{4}) <br /> i. A six-foot-high solid wooden fence shall be constructed adjacent to the parking areas on <br /> the north and south sides of the project site. A minimum five-Foot-wide planting strip shall <br /> be installed between those fences and the parking areas. A minimum ten-foot-wide <br /> planting strip shall be required across the property frontage on the private right-of-way, <br /> except where crossed by driveways and walkways. All existing and proposed screening <br /> and required landscaping details shall be shown on the Improvement Plan (Development <br /> Title Sections 9-1020.6 and 9-1020.81b}). All fencing and landscaping shall be installed <br /> within six months of the application's effective date. <br /> j, Trash bins shall be kept in an enclosure with solid masonry walls on three sides, a gate <br /> on the fourth side, and be located on permanent paving. The location of the trash <br /> enclosure shall be shown on the Improvement Plan (Development Title Section 9- <br /> 1020.8{e}). The trash enclosure shall be installed within six months of the application's <br /> effective date. <br /> k. A maximum of one freestanding sign and one attached sign shall be permitted as a part <br /> of this approval. Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Improvement Plan. <br /> 1. All new construction on the site shall be consistent with the setback requirements in the <br /> AG zone: 30 feet in the front and rear yards and 10 feet in the side yards (Development <br /> Title Section 9-610.2). The structure covering the exit on the south side of the building <br /> shall be removed under permit and inspection by the Building Inspection Division. The <br /> demolition permit shall be submitted within 30 days of the application's effective date, and <br /> the demolition, including final inspection, shall be completed within 90 days of the <br /> application's effective date. <br /> Conditions of Approval - 2 - UP-92-31 <br />
